VA loan basics for a PCS home purchase
Why the VA loan makes buying at a new duty station easier, and what to watch for.
The VA home loan lets eligible service members buy with no down payment and no private mortgage insurance, backed by the Department of Veterans Affairs. For PCSing families it lowers the cash needed to buy at a new duty station, which is why buying is common at low-cost posts where a housing allowance can cover the mortgage.

What makes the VA loan different
- No down payment for most eligible buyers.
- No private mortgage insurance (PMI), unlike conventional loans under 20% down.
- Competitive rates and limits on certain closing costs.
- A one-time funding fee that can be rolled into the loan (waived for many disabled veterans).
Occupancy and timing when you PCS
The VA loan is for a primary residence you intend to occupy, generally within 60 days of closing. Many lenders let you close before you arrive at the new base so you can move straight in. If prices are low relative to your allowance and your tour is multi-year, buying often beats renting.

VA loan FAQ
Do you need a down payment for a VA loan?
No. The VA home loan requires no down payment for most eligible buyers, up to the lender’s limits. This is its biggest advantage over conventional and FHA loans, letting service members buy at a new duty station with far less cash. You still need funds for closing costs and the funding fee.
What is the VA funding fee?
The funding fee is a one-time charge that helps keep the VA loan program running. For a first-use purchase with no down payment it is a small percentage of the loan, and it can be rolled into the loan amount. Veterans with a service-connected disability rating are typically exempt from the fee entirely.
Can you use a VA loan to buy before you arrive at a new base?
Often yes. Many lenders let you close on a home near your new duty station before you physically arrive, as long as you intend to occupy it, usually within 60 days of closing. This lets PCSing families line up housing to move straight in rather than paying for temporary lodging.
